Shaher Aly: Combining Real Estate Strategy With Disciplined Execution

In Egypt’s property market, finding opportunity is rarely the difficult part. Turning it into returns is. That takes rigorous analysis, sound structuring and the discipline to see decisions through. Shaher Aly has built his career on exactly that, advising investors, family offices, multinationals and developers across Egypt and the wider region.

He is Group Chief Executive of Bahrawi Investment Company and Managing Director of Brick & Mortar, the independent advisory firm he founded. His work spans investment strategy, development, asset management, governance and commercial performance.

Leading Bahrawi Investment Company

Aly was appointed Group Chief Executive in February 2026, with a remit covering strategy, performance and governance across a vertically integrated property and hospitality platform.

Its flagship, La Hacienda Ras Sudr, carries a development pipeline of more than EGP 10 billion in gross development value. The destination spans 420,000sqm of Red Sea beachfront, with more than 1,200 homes sold, over 900 handed over, a new phase under way and the 150-key Fade Hotel.

His priorities are clear: drive growth, strengthen governance, lift sales, resale and rental performance, improve hospitality and food-and-beverage margins, and align the organisation behind its next phase. The aim throughout is to protect and grow long-term asset value.

Building an Independent Advisory Firm

Aly has led Brick & Mortar since 2014. The firm advises family offices, private investment funds, multinationals and regional developers on investment strategy, market entry, land acquisition, co-development and joint ventures, asset repositioning and portfolio strategy across residential, office, hospitality, mixed-use and land.

Notable instructions include a USD 40 million land acquisition in New Cairo, opposite the American University in Cairo, for Kuwaiti developer Tameer, which became the site of its Urban Walk scheme; and a 20,000 sq m headquarters secured for Majorel, now part of Teleperformance, on its entry into Egypt. The firm has also advised on nationwide land strategy and co-development, and worked with US property funds and GCC family offices on acquisitions and income-producing assets in Egypt and Dubai.

The Developer’s Perspective

Aly learned the business inside three of Egypt’s leading developers. At Emaar Misr, he served as Sales Manager and was named among its top performers in 2012, leading a team of sales advisers that closed more than 200 transactions worth approximately USD 350 million across Mivida, Uptown Cairo and Marassi. At Mountain View, he worked within Deraya Real Estate, the developer’s exclusive sales arm. At Orascom Development, he gained exposure to tourism destinations, international sales, market research and project operations.

Across all three, the grounding was the same: land, product, pricing and execution, in Cairo, on the North Coast and on the Red Sea.

From Transactions to Asset Value

One thread runs through his career: the link between a single transaction and long-term asset strategy. As Emaar’s official rental partner at Marassi and Mountain View’s exclusive rental and property management partner, he gained first-hand insight into how investment decisions play out in occupancy, income, guest experience and asset performance.

Procurement and Business Services

In 2020, Aly co-founded BM 360 General Supplies, where he is Business Development Director. The company supplies more than 60 facilities nationwide, from residential and healthcare to hospitality, corporate, industrial, education and the public sector.

Market Development and Governance

Aly has long contributed to raising standards in Egypt’s property sector. He has advised the World Bank on sector initiatives, served as Treasurer and Executive Committee member on the founding team of the Egyptian Association of Realtors, and teaches and examines on a national real estate certification programme under Egypt’s Cabinet of Ministers. He has also advised at board level for a private property investment group on a development estimated at approximately EGP 10 billion.

A Returns-First View

His approach starts with returns rather than volume. A development is judged not by how much it sells, but by how well it converts land and capital into sustainable value. That means testing the land basis, what the market will genuinely absorb, the peak funding requirement, and whether the numbers still hold when costs rise or sales slow.

In Egypt, those questions carry particular weight. Developers have had to work through successive currency devaluations, high financing costs and shifting affordability.

For regional and international investors eyeing the market, his view is straightforward: capital matters, but local execution determines what that capital ultimately earns.

The CEO Network recognises Shaher Aly for his contribution to Egypt’s property sector and his continued focus on investment advisory, execution, governance and long-term value creation.
